1. How long will it take to build my house?
A. Most moderate size houses can be completed from start to finish in about 90 days given cooperative weather. In late fall and through the winter construction can run for 120 days or longer with inclement weather.
 
2. What are my responsibilities as a home buyer?
A. All clients are responsible for choosing the exterior siding color, the shingle color, the interior paint color, countertop color, appliances, and light fixtures. If the project is a complete custom house, clients may be asked to finalize floor plans, cabinet layouts, roof designs, bathroom fixtures, and many more custom options.
 
3. Where can you build my house?
A. We can build a house for you anywhere in the Bismarck-Mandan area.
 
4. What custom options can you offer?
A. We can offer nearly anything for custom options. The only limiting factor may be the project budget. We can offer just about any custom option available. Common requests include: unique floorplans, built-in cabinets, bars, whole house audio/video, built-in fireplaces, hot tubs, custom decks, heated tile floors, built-in tile showers and tubs, and solid surface or granite countertops.
 
5. How much will my house cost?
A. That answer will depend to a large degree upon the options chosen for the project. Flooring costs can range from $3 per square foot to over $10 per square foot. In a 1200 square foot house that can change the budget over $8000 alone! The only way to make an accurate estimate for construction costs is to gather as much information from the client as possible in order to set up project estimates and budgets.
 
6. Can I do some of the work myself to save some money?
A. We generally do not allow homeowners to work on their own project unless the are a professional in that area. For example if you are a professional carpet installer, we'd be happy to have you install your own carpet. However, if you are not a professional, we would rather handle all aspects of the building process in order to give you the quality finished product you deserve. We only utilize experienced professional subcontractors that have demonstrated the same high standard of craftsmanship that we demand.
 
7. When can we schedule closing?
A. We generally prefer not to schedule tentative closing dates early in the construction process. While every effort is made to maintain a smooth construction timeline, occasionally there are scheduling conflicts that can cause cascading delays. We prefer to schedule a firm closing date approximately 2 - 3 weeks from estimated completion. This is generally satisfactory to the lending institution and also allows everyone an opportunity to modify their schedule to accommodate the closing date and time.
 
8. What do I need to do immediately following closing?
A. The utilities will be transferred to the homeowner on the day of closing. You may be required to visit the local utility office to sign up for the utility service. Most of the time it can be handled via a phone call. Depending on the building location, you may be required to pay hookup fees for water, sewer, and/or utilities. This will vary by municipality and/or organization involved. Rural water hookup fees can cost several thousand dollars depending upon location. Most other utility hookups cost a maximum of $50. These costs will be discussed prior to closing.
 
9. What if I have a problem with my house after closing?
A. All new construction projects are covered by a 1 year builder's warranty. While it is rare that we experience any issues with a newly constructed house, there are occasional mechanical failures with heaters, hot water heaters, and appliances. At closing we will provide the buyers with contact information for us and all the subcontractors who have worked on the project. Should you have any issues, you should first contact us. We'll be happy to help you resolve any issues that you may have.
 
10. What do I do if I have any other questions?
A. Please call, fax, or email us. We will make every effort to get you an answer in an expedient manner. When it comes to a major project like building a house, nobody likes surprises, and we are no exception. Things always go best when both the builder and the homeowner have the same expectations.
